Background

A City Within a City?

The Austria Campus opened in 2018/2019, just steps from the Praterstern transport hub. Built on former ÖBB land, it is one of the largest private office developments in Vienna.

The complex combines office space, a conference centre, a hotel, a kindergarten, restaurants, and retail — functioning almost as a self-contained ecosystem. Its location is no coincidence: Praterstern is one of Vienna's major transport nodes, connecting U-Bahn, S-Bahn, tram, and bus lines.

But here's the tension: just a few hundred metres north of here, subsidised social housing was built at roughly the same time. The Austria Campus and the surrounding residential blocks serve entirely different populations, with different price points and different daily rhythms.

The original 1994 master plan already called for a mix of uses across the district — offices, housing, shops, social infrastructure. But as one citizens' initiative noted, what actually happened was a separation: office buildings concentrated along Lassallestraße and Walcherstraße, residential buildings behind them. The lively ground-floor zone envisioned in the master plan barely materialised.

Does a corporate campus contribute to a neighbourhood — or does it create an enclave?
